Tenancy information

A clear written agreement helps everyone understand the proposed arrangement. Before accepting a property or making any commitment, ask for the information that applies to that specific property and its location.

The property and the people involved

  • The full property address, the space included and any shared areas or parking arrangements.
  • The identity and contact details of the parties to the agreement, and who will handle day-to-day matters.
  • The condition of the property, any inventory, and whether furniture, appliances or services are included.
  • Any permissions or restrictions relevant to the intended residential or business use.

Rent, deposit and other costs

  • The rent, its payment period, the payment dates and the agreed payment arrangements. Prices in our current directory are stated per week.
  • The deposit, if any, and the arrangements that apply to holding, protecting or returning it.
  • Any other charges, bills, utilities, council tax or business rates, and which party is responsible.
  • Any proposed rent review, change to charges or other financial condition.

The term and practical arrangements

  • The proposed start date, length of the agreement and any conditions that must be met before occupation.
  • The process for renewal, ending the arrangement, giving notice and returning keys.
  • Responsibilities for repairs, reporting faults, access, insurance and looking after the property.
  • Relevant property information and documents, including an EPC and safety information where applicable.

Confirm the terms for your circumstances

The information required and the rules that apply can depend on the property’s location, type and the agreement being offered. Residential and commercial arrangements may differ. This page is a checklist for discussion, not a tenancy agreement or legal advice.

A listing, enquiry or initial application does not create a tenancy, reserve a property or confirm that an application has been accepted. Specific terms must be confirmed separately in writing.

Ask about a proposed tenancy or submit an initial application.
